Our Home Inspection Services
Top Notch Home Inspectors, Inc. offers professional home inspection services to Northeast Florida, adhering to InterNACHI’s excellent Standards of Practice. Our non-invasive inspection services will give a better understanding of any residential property, enabling you to confidently buy or sell a home.
General Home Inspection
Our residential property inspection is an in-depth evaluation of a home’s readily accessible structure and installed mechanical systems. Infrared thermography may be used to determine if there are any areas contributing to energy loss, moisture intrusion, or electrical safety hazards. If an area is suspected to harbor unwanted moisture, we’ll also use a moisture meter to obtain a precise measurement of the issue during our inspection services.
We inspect the following areas:
- Roofing System (including gutters & downspouts)
- Foundation & Crawl Space
- Structural Components
- Exterior (doors, windows, cladding)
- Driveways & Walkways
- Deck & Patio
- Garage
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Electrical System
- Plumbing System
- HVAC Systems
- Attic, Insulation, & Ventilation
- Built-in Appliances
- Fireplace
We also offer these additional inspection services:
Pre-Listing Inspection
Selling your home is a big undertaking, and it’s important to make sure that you’ve covered every base before you make the listing. This inspection will give you a detailed assessment of your home’s readily accessible areas. If there are any defects or safety issues, this will give you a chance to arrange repairs at your own discretion before your home is listed—increasing the likelihood of smooth and successful negotiations with a buyer.
Re-Inspections
Re-Inspections are available for clients who would like any components that were repaired or replaced to be reevaluated after they were found to be defective in our previous home inspection. We’ll check for safety compliance, defective parts, and correct installation to ensure that there’s nothing to worry about if you decide to move forward with an investment.
Wind Mitigation Inspection
When you live in Florida, your home needs to be ready for any kind of weather. This inspection assesses a property for existing wind-mitigation implements, providing you with detailed recommendations for any additional measures that should be taken to protect your home. If certain criteria are met, wind-mitigation implements can qualify you for substantial home insurance credits through the State of Florida.
New Construction Inspection
This inspection is ideal for homebuyers who are investing in a newly constructed home. Before the builder takes you on the final walkthrough of the property, it’s a good idea to have everything evaluated by an unbiased, third-party inspector. We’ll carefully look over the property for any signs of defective materials or safety hazards that could cost you in the future if the issues aren’t addressed by the contractors before you move in.
4 Point Inspection
A 4 Point Inspection is usually required by insurers for homes that are over 25 years old. If the roof, plumbing system, electrical system, and HVAC system are all in good condition, then insurers are much more willing to issue or renew a policy.
Mold Inspection
Mold can become established in little time once moisture penetrates the structure of a home. This not only leads to costly repair work, but it can also be harmful to the health of residents. We’ll test a home for mold by carefully examining each readily accessible area for any signs of existing mold or moisture. Infrared thermography and a moisture meter may be used to help us pinpoint the source of any suspected problem.
New Construction Phase Inspection
A Phase Inspection is a recurring property evaluation that takes place at several different stages of the construction process. Typically, these stages are: pre-concrete pour, pre-drywall, and again before the final walkthrough. Each inspection will help to keep construction moving forward with no setbacks and will ensure that your home is safe and ready for occupancy.
11th Month Warranty Inspection
This inspection is recommended for individuals who have owned a brand new home for less than a year. When we arrive on-site to thoroughly inspect the property, you’ll be given a detailed assessment of any issues that have emerged since your move-in. If the home is still protected by the builder’s 1-year warranty, you may be exempt from repair costs if defective components meet the criteria as stated in the original agreement.
Water Testing
We’re able to take water samples from a home’s tap and well to send off for laboratory testing. Clean water is vital for a good living space, and the results of your Water Test will reveal if any concentrations of harmful bacteria or heavy metals are present. We’ll also make sure that the home has adequate water pressure.
